Adelaide rental demand builds prestige realtor service

A surge in demand for high-end Adelaide homes charging up to $2000 a week rent has prompted a bespoke realtor service which screens applicants for private viewings and orders garden and pool maintenance.

Turner Prestige launched this week with owner Lachlan Turner saying the business worked on its bespoke concept for six months to meet growing high-end property demand, with more boutique portfolio management and one-on-one viewings.

Turner said high-end owners baulked at the usual property opening formula where doors were flung open to all interested parties to view the house or unit and then lodge applications.

“When you own a really expensive property you don’t want everyone waltzing through at viewings, we are ensuring renters need to pre-register, we will be pre-screening applicants and then showing them through one on one,” Turner said.

The move follows latest figures showing the median rent in Adelaide for houses has reached a record high of $480 a week, increasing 12.5 per cent in the past year and proving to be among the fastest growths in all Australian capital cities.

“Adelaide’s net migration is positive for the first time since 2003, we are finding there is more movement back here and tenants also are wanting more garden and pool maintenance,” Turner said.

“Adelaide is going through an evolution of property at the higher end, million-dollar sales are happening every day, people are building more beautiful properties, they are more adventurous architecturally.”

Executives were also more prepared to be mobile, living in Adelaide and catching planes interstate or overseas for work if needed, Turner said, adding that the business had already transferred 35 properties it managed to the new service.

A search for high-end homes currently available for rent in Adelaide across various agencies show a four-bedroom sandstone villa in Beulah Park with solar-heated pool, cellar and half-sized tennis court available for $1600 per week.

Another modern two-storey home with a pool that can turn into a spa in Lockleys is available to rent for $2000 per week.

Real Estate Institute of South Australia (REISA) interim chief executive officer Cain Cooke said the market has seen growing demand for high end properties in the past few years as more higher-earning individuals moved to Adelaide and more head offices were established in the city.

Post COVID restrictions had led to huge growth and demand for high end properties for sale and rent, and this, he believed created a new opportunity for this kind of service for the first time.

Cooke, who leads the peak professional body representing more than 2000 real estate professionals in South Australia, said there were some organisations representing this market sector but he believed this was the first bespoke approach.

“We are seeing more demand at this end of the market,” Cooke said.

“In terms of demand for property we are seeing more and more suburbs making it into million-dollar suburbs, we’re even seeing some ticking into the two-million-dollar mark, we’re seeing post-COVID people wanting these kinds of properties,” he said.
