Murray Bridge housing development on track for hole in one

A $50-million residential development with up to 350 allotments has been announced on the former home of the Murray Bridge Racing Club.

Located on a 45-hectare land parcel near the centre of Murray Bridge, the Newbridge project is adjacent to the Murray Bridge Golf Club and is being developed by South Australian real estate business Burke Urban.

Burke Urban said the first stage, which had been granted development approval from the Rural City of Murray Bridge, included 23 hectares with 129 Torrens Title allotments ranging from 412 sqm to 1061 sqm.

It said the first 37 allotments were on sale from today and civil works would begin in November.

InDaily understands about 800 people are expected to live at Newbridge when complete, with residential development works due to begin in late 2021. The development will be incorporated into the golf course with two new fairways planned to run between the houses.

The project follows a joint venture between Burke Urban, the Murray Bridge Racing Club, Thoroughbred Racing SA and other investors to relocate the Murray Bridge Racecourse from Maurice Road to Gifford Hill.

The new Murray Bridge racecourse opened last year on the outskirts of town after more than a century of racing at the former track ended in May 2019.

The Murray Bridge Racing Club used the first official race day last August to also unveil a $35 million development.

The Gifford Hill project development includes the Murray Bridge Racecourse, 40 community title equine allotments, which will become the Murray Bridge Trainers Village, and a residential community.

However, the Gifford Hill housing project for up to 10,000 residents is unlikely to go ahead until after the completion of the Newbridge project and will depend on population growth in the Murray Bridge region over the next 30 years

According to its website, the project is set to home about 10,000 residents “over the coming years to meet the demands of the steadily expanding Rural City of Murray Bridge and support the City’s growth expectations over the next 30 years”.

Burke Urban said as part of the development, the adjacent Murray Bridge Golf Club planned to create two fairways through the centre of Newbridge and transform the golf course into a Par-71 championship course.

The fairways are intended to link the development and golf course and contribute to the project’s green space.

Burke Urban sales and marketing director Olivia Burke said the development had been in the works for a decade.

“We have a long history of creating quality residential development projects like Newenham and Waterford both at Mount Barker and the Linear Park Estate on the River Torrens,” Burke said.

“With the Rural City of Murray Bridge experiencing unprecedented growth and so many projects planned for the immediate future, which will jump-start local job growth, we look forward to building a strong community for our future residents of Newbridge.”

Murray Bridge Mayor Brenton Lewis welcomed the announcement.

“The timing is perfect to open up a new housing development of this size in the centre of our Rural City, to meet housing demand fuelled by industry expansion and enterprises such as the Thomas Foods International rebuild,” Lewis said.

The land sales for Newbridge are through real estate company Burke & Burke and land prices range from $85,000 to $169,000.

Burke Urban said the development may also include a retirement village and tourist accommodation, subject to market demand and council consent.
