Developer unveils $300m hotels plan

An Adelaide development company has unveiled plans to build international hotels in Victoria Square and Whyalla at a cost of $300 million using sustainable materials such as laminated timber and green steel.

The 31-level Adelaide building – on the north-west corner of Victoria Square fronting Franklin Street – aims to be a “destination lifestyle hotel for the millennial market”.

The $170 million project is set to include 324 hotel rooms, 22 apartments, a “Sky Terrace” on Level 12 and a rooftop bar.

The $138 million Eyre Peninsula development on current the site of the Whyalla Foreshore Motel will include 164 hotel suites and 49 apartments within a few hundred metres of the town’s new jetty.

“Our historic two hotel development plan will provide an unprecedented boost to the South Australian tourism sector, driving domestic and international visitor spend into the state,” Thrive Construct Executive Chairman Barrie Harrop said.

“Upon completion, the Victoria Square site will be the tallest hotel in the world manufactured from cross-laminated timber.

“We have worked with Cox Architects to develop a structure that is completely carbon neutral and constructed from renewable plantation pine and green steel. All supplied from Australian industry.”

The Victoria Square hotel will be built alongside and on top of the former MLC building, which will remain on the site.

Thrive Contruct this week signed a joint development deed with Dim Georgiadis, representing the eleven owners of 187 Victoria Square, paving the way for the project to move into the next phase of detailed design and engineering.

“The hotel will be an impressive addition to the CBD landscape and a major drawcard for tourism to our great city,” said Georgiadis.

Thrive Construct says it had five leading international hoteliers bidding for the Victoria Square site from which it selected one preferred hotelier with a brand targeting the millennial market.

The hotelier, to be announced at a later date, will also operate the Whyalla site.

Thrive Construct says it will incorporate all the international hotelier’s interior and exterior design requirements as the next step, then advance documentation to Build Contract stage.

It will then apply for planning approval.

In the case of Whyalla, Thrive has put in place a Master Plan which is approved by the council.

It says the steel city project will have a clear focus on sustainable construction with cross-laminated timber and green steel.

Thrive Construct managing director Peter Villis said the Victoria Square hotel is designed to be a social and business hub for the Adelaide CBD while the Whyalla project would serve the same project in the region.

“We have thoughtfully crafted the hotel design in each location, to ensure a perfect sense of place, which reflects a homegrown Australian regional land and national spirit and embraces global art as well as a regionally relevant food and beverage offer,” he said.

The hotels will be prefabricated in advanced materials and modular construction, and mostly factory assembled, with construction on the Victoria Square site slated to commence in early 2023, and Whyalla for late 2022.

Both are scheduled for completion in early 2024.
