The State Government stands to make about $32 million when it sells two South Australian Police buildings in the city later this month, possibly to a foreign buyer.

The office complex, on the corner of Wakefield St and Divett Place in the city, is currently being offered by the Savilles estate agency on behalf of the Government.

The two connected buildings house various SA Police operations, including the state’s forensic laboratory and police morgue.

Savilles Australia Divisional Director Peter Isaksson told InDaily the site was likely to go “in the low $30 millions, $32 to $33 million, in that range”.

Isaksson said he’d had plenty of interest in the complex, including from a foreign buyer.

The State Government will remain as tenants in the building after the sale, with $3.5 million a year in rent guaranteed for the next 10 years.

In the 2008-09 Mid Year Budget Review the State Government announced plans to sell a range of Government-owned buildings in high-value sites across the city.

The Budget documents do not mention how much the Government hoped to make from the sales.

“The sales would occur over the forward estimates period to maximise returns with the timing of sales to be considered in light of property market conditions,” the Budget said. “The additional lease costs to government would be partially offset by reductions in costs associated with owning infrastructure (eg maintenance, depreciation and financing costs).”

Since then, the Government has been successful in selling several State-owned buildings, raising about $110 million for the Budget, a spokesperson for Premier and Treasurer Jay Weatherill told InDaily in a statement.

“Since 2008/09 MYBR the Government has sold the old Commissioner for Highways building (Walkerville), Citi Centre head lease, old Victor Harbor TAFE site and Government employees housing. This has delivered about $110m which has been factored into the forward estimates.”
